Soltesz provided site planning, landscape architecture, civil engineering, surveying and environmental science services for this combined retail and flex office space project located in Prince George’s County, Maryland. The retail portion of the project, which fronts the Capital Beltway, was comprised of numerous individual pad sites, each of which was developed and under construction at different times. One of the site challenges was to ensure that new pads coming on line merged seamlessly with the existing pad site and did not disrupt traffic. The Chick-Fil-A pad site was one of the first of the pad sites to come online in this ongoing retail development. The Chick-Fil-A pad was successfully integrated into the overall development scheme while maintaining the prototypical feel and look in order to provide corporate identity, even though the site was designed with significant agency and developer driven amenities such as frontage walls, hardscape, signage details, and landscape.
Traditionally, Prince George’s County is one of the toughest Maryland jurisdictions in which to obtain entitlement and engineering approvals. Soltesz was retained by ATAPCO to prepare permit documents and process approvals through the various county agencies. This included field surveys, environmental plans, utility coordination and plans, site plans, landscape plans, water, sewer and storm drain plans, erosion and sediment control plans, and stormwater management plans that met both the specifications of Prince George’s County as well as Chick-Fil-A. These plans were permitted through the Department of Environmental Resources, The Department of Public Works, The Soil Conservation District, WSSC, and M-NCPPC.
