The Glenmont Metro Center was an under-utilized site, located near the Washington Metropolitan Area Transit Authority Glenmont Station. The goal of this project was to provide an evaluation of the center to redevelop it into a mixed-use center and ultimately revitalizing it into a live, work, and play environment. The challenge of this project was getting the rezoning approval of the existing site that includes nineteen, 3-story post World War II apartment complex that included a phasing plan to keep a number of the buildings operational with new construction on a portion of the site.
Teaming and collaborating with architects and transportation planners, Soltesz provided due diligence expertise to create exhibits and reports for rezoning. The firm carefully inventoried the WMATA facilities, including pedestrian and bicycle routes throughout the area, to provide a homogeneous development fitting in with the Glenmont Station. As a result, the rezoning was successfully approved for up to 1,550 dwellings and 90,000 SF of neighborhood scale retail to be developed in two stages.
