After a delay of approximately 8 years due to challenging economic climate conditions, the Heritage Green project is moving forward again. Soltesz is again providing planning, civil engineering, and surveying services for this mixed-use development project consisting of 3,170 residential units and 1,500,000 square feet of commercial space. Located in the historic Town of La Plata, Heritage Green is a mixed-use 1,100-acre master planned community. This project includes the construction of a 2-mile four-lane parkway, La Plata Parkway, an extensive community park and trail system, and off-site infrastructure. The project at full buildout will be the home to over 10,000 new residents, almost doubling the population of the Town of La Plata. Obtaining numerous permits from various regulatory agencies within such a short timeframe provided Soltesz with a substantial challenge. As the project is the first neo-traditional design within the Town of La Plata limits, Soltesz had the challenge of creating and processing its own design standards with regard to zoning, layout, street standards, and utility design. In addition, due to the size of the overall development, the project will phased into approximately 12 separate sub-projects, each with its own permitting requirements.
To ensure critical paths in permitting were addressed to meet – and even at times exceed – our Client’s schedule, Soltesz delivered the leadership needed to manage this project and provide seamless coordination with numerous regulatory agencies on various levels. Communication at each phase allowed Soltesz to obtain permitting for grading, erosion and sediment control, water, sanitary sewer, a CSX rail at-grade road crossing, non-tidal wetlands, and floodplains while keeping the project on course.
