Soltesz has been retained by MRK Partners for civil engineering services for Hillside Senior Living Apartments, which is a redevelopment of the previously existing Hyatt House site in Gaithersburg, Maryland. MRK is converting the existing 140-unit extended stay Hyatt House hotel into a 140-unit senior housing community. The project will offer an active lifestyle community for independent seniors looking to remain in, or relocate to, the City of Gaithersburg. Given the mix of surrounding uses — including residential, community center, medical, and retail uses — and the property’s convenient proximity to transit, the site provides an ideal opportunity to provide a senior housing community. The proposed conversion includes primarily aesthetic renovations, to enhance the residential feel of the community. Elevators and connecting bridges will be added to buildings that are three stories in height, the laundry facility will be expanded, and new trash dumpsters will be added for the convenience of the residents. The proposed Project will include a mix of one- and two-bedroom multifamily rental units and will be restricted to seniors aged 62 and above.
The Property totals approximately 5.46 acres (or 238,036 sq. ft.) in size and consists of six buildings with a total of approximately 96,352 sq. ft. of above grade enclosed area. Located on Skidmore Boulevard, it is bounded on its southeast by the access road to I-370; to its southwest by South Frederick Avenue and an EZ Storage facility; and to its north and east by the residential communities of Walnut Grove and Gateway Commons.
