Soltesz was selected by a national developer to evaluate a 400-acre site for a mixed-use project to include residential, retail, a hotel, and office space components. In addition, the local municipality had requirements for public parks and school facilities. The challenge of this project is that it required annexation into the City of Rockville.
The Soltesz Solution
With a deep understanding of the process of the City of Rockville, Soltesz worked with the developer and a team of land planners to successfully navigate the annexation and entitlement process. The end result was a successful project with nearly 3,000 residential units, 200,000 SF of retail, and over 3,000,000 SF of office space. In addition, the stream valleys that were severely degraded due to decades of farming were restored by the Soltesz environmental team and provided a natural setting for the community.
