Soltesz was selected by a national developer to evaluate a 400-acre site for a mixed-use project, comprising over 3,000 residential units, over 3 million square feet of office and R&D space, and 125,000 square feet of retail, community and recreational facilities. In addition, the local municipality had requirements for public parks and school facilities. The challenge of this project is that it required annexation into the City of Rockville.
With a deep understanding of the process of the City of Rockville, Soltesz worked with the developer and a team of land planners to successfully navigate the annexation and entitlement process. The end result was a successful project with residential, retail, office, and community amenities. In addition, the stream valleys that were severely degraded due to decades of farming were restored by the Soltesz environmental team and provided a natural setting for the community.
The housing mix includes single family homes, townhomes, courtyard homes, condominiums, and luxury apartments. Soltesz is continuing to provide civil engineering service as the development expands, most recently with sites F5 and F6, which includes up to 144 townhouse units, and King Farm 7&8 where Soltesz process of redeveloping this site to add even more town home units.
