Maizon Apartments Bethesda

Soltesz provided preliminary planning, site entitlement, engineering, and construction administration for Maizon Bethesda, an urban transit-oriented residential development, located only two blocks from the Bethesda Metro Station.

The high-quality 257,675 sq. ft. project consists of 235 residential units in a six-story building, with an underground parking garage for residents and visitors. Amenities include a rooftop terrace and swimming pool, fitness room, café lobby, and public art and landscaping. The project obtained preliminary approval from the Bethesda Design Advisory Panel (DAP) and Sketch Plan approval from the Maryland-National Capital Park and Planning Commission (MNCPPC) in November of 2017, with Preliminary, Site Plan, and Final Engineering Permits approved in 2018. The project broke ground in March of 2019, with final construction complete in the Fall of 2021.

The project located in Downtown Bethesda within the Bethesda Overlay Zone (BOZ) of the Bethesda Downtown Sector Plan, consolidated eight properties located along the entire eastern frontage of the 7500 block of Arlington Road between Moorland and Edgemoor Lanes into a single lot of 55,646 sq. ft. This new residential redevelopment has helped transform the significantly underutilized property with a high-quality building and meaningful pedestrian and public improvements.

Soltesz provided full-service site engineering from design through approval, and construction administration to include surveying, water and sewer, stormwater management, and county road improvements. Soltesz also prepared the Natural Resource Inventory/Forest Stand Delineation and coordinated the site entitlement process with the client, design team, attorneys, MNCPPC, and other agencies for the 235-unit mid-rise apartment building.

Due to the urban nature of the project, we provided stormwater management design to meet the site requirements for a redevelopment, providing an estimated 35% of impervious area through intensive and extensive green roofs on top of the building and above the garage.
