This major mixed-use development adjacent to the White Flint Metrorail station, was recognized as a vital transit hub which called for a mixed-use environment with extended hours of activity organized around a new, centrally located McGrath Boulevard.

This project required a fully planned and engineered project for a 15-acre property at the White Flint Metro Station. The scope included a transit-oriented mixed-use development of 950,000 SF of office and retail space, 410 high-rise apartments in two towers, and planning for an additional 200 apartments.

Soltesz was responsible for all planning, site engineering for the development plan, the preliminary and site plans and final engineering including grading, storm drain, water, sewer, sediment control, and stormwater management and surveying. Soltesz also provided preliminary and final street grade design for Chapman Avenue, a master plan roadway.

The biggest challenge of this project was the coordination with various local agencies and the utility coordination required to update existing utilities and provide additional utilities for the development to accommodate its users. Soltesz’s management of its services allowed the firm to successfully coordinate the design consultants, WSSC, and WMATA in completing utility upgrades and designs.

The Maryland/D.C. Chapter of the National Association of Industrial and Office Properties (NAIOP) has honored the project for “Best Smart Growth Master Plan.” The project also received a "Smart Growth Recognition Award" from the DC chapter of the Urban Land Institute and The Smart Growth Alliance, one of the first projects in the region to receive this prestigious designation.
