At the heart of the New Carrollton Transit District Development, The Stella is a 6-story, 278,600 sq. ft. mixed-use apartment building consisting of 280+ residential units, ground floor retail, parking, and public use plaza.

Soltesz provided ALTA/NSPS land title survey, topography survey, floodplain analysis, detailed site plans, landscape architecture, stormwater management, sediment control, grading, storm drain and paving, permitting, and overall coordination with MNCPPC, WMATA, and WSSC.

The Stella received the Delta Associates’ 25th Annual Award for Excellence, Best Washington/Baltimore Transit-Oriented Development Apartment Community award in October of 2021.

The luxury apartment community is part of the ongoing development of the nearly 50 acres that make up the New Carrollton Transit District, home to the new Class A 180,000 sq. ft. Kaiser Permanente office building and the Washington Metropolitan Area Transit Authority’s headquarters building. The entire development is planned to include 1,500 residential units, 1.1 million sq. ft. of offices, 150,000 sq. ft. of retail, and a 200-key hotel.

The development has been an ongoing public-private partnership between the Washington Metropolitan Area Transit Authority (WMATA), Prince George’s County, and the State of Maryland.
