For the redevelopment of this Transportation-Oriented project, Soltesz provided civil engineering and planning services. Located within property owned by the Washington Metropolitan Area Transit Authority (WMATA), this project was the first Transportation Oriented Development successfully built in Prince George’s County at or adjacent to a Metro Station.

During planning and development, the goal for this 12-acre site was to create a high-density area featuring a high-quality urban living design with a range of housing options for multifamily and single-family attached residential. The mixed-use development components consist of 263 multi-family residential units, 130,000 sq. ft. of commercial retail space, and 24,000 sq. ft. of office space.

Soltesz provided entitlement services, site planning, surveying, flood plain studies, mapping, stormwater management, and landscape design services for this redevelopment site. The site design and landscape design have provided the opportunity to reduce the land area needed for stormwater management. Stormwater management design was an integral part of the entitlement and engineering process. Emphasis was placed on the importance to design and obtain approvals for stormwater management features that provided required volumes for water quality and quantity, while efficient in the use of the overall land bay for land costs to be minimized and density maximized.

The Soltesz team prepared landscape plans that minimize effects on microclimates, filter pollution, and improves water quality while still allowing the site to be further developed to its maximum potential. Soltesz provided the design of the required infrastructure including facilities to accommodate integral buses for WMATA operations. The design required de-confliction of issues surrounding vehicular, pedestrian, and mass transit interface.

The overall Kiplinger Development at Prince George’s Plaza Metro Regional Center consists of two separate parcels. The proposed four-story buildings will gross 630,000 sq. ft. and accommodate 352 multifamily units, 86 townhouse units, and 40 two-family units.
